Key stags of selling a home
1. Welcome pack returned
On receipt of your signed welcome pack and Money on Account we will acknowledge your instructions.
We will also require a Memorandum of Sale from the estate agents.
**Please note if your property is unregistered and we require your title deeds to be sent to the office and recommend by recorded delivery.
2. Contract pack sent
We will then prepare the contract pack to be sent to the buyers solicitor which include the forms which we sent to you in your welcome pack.
We will notify you that this has been done.
Any enquiries raised by the buyer’s solicitor will be dealt with in a timely manner.
3. Receipt of signed Welcome Pack
We will request an initial statement from your lender. On receipt of your mortgage redemption figure(s) we will notify you of the amount(s) outstanding.
4. Contracts signed
Once all outstanding matters are finalised we will ask you to sign the contract in readiness for exchange of contracts
5. CONTRACTS EXCHANGED
6. Preparation for completion
a)We will ask you to sign the Transfer once it is received from buyer’s solicitor
b)We will request from you any balance required to complete.
Money is received from the buyer’s solicitor and the keys are released as arranged (usually with the estate agentsYour mortgage is redeemed. (if applicable)
The estate agents fees are paid, the Signed Transfer and any title deeds are sent to the buyer’s solicitor and we will notify you and send the balance of sale proceeds to you if appropriate.
